Design of Flagship Retail Store

Structural engineer for design of new $25MM, 30,000-square-foot flagship retail store on Madison Avenue consisting of retrofitted bank building and new five-story addition with two levels below grade. Retrofit work includes column removals and significant strengthening to accommodate large increases in expected loading. Design of addition is complicated by irregular shape, large openings in floor diaphragms, high groundwater table, and poor-quality soil.

Tenant Improvements

Structural engineer for tenant improvements on second floor of 1920s low-rise building to accommodate new office tenant. Scope included evaluation of existing floor structure to determine its adequacy to support new loads and design of new egress stair, new elevator, and new rooftop dunnage to support new mechanical equipment.

Facade Reconstruction

Structural engineer and building envelope consultant for construction-phase services during relocation of historic masonry façade from demolished building in Morningside Heights to new office building in Washington Heights. Façade reconstruction consisted of new cavity waterproofing, repair/replication of existing masonry units, and installation of new copper roofs. Scope included development of transition details to others’ work at adjacent walls and associated coordination.

Envelope Consulting for Kaiser Hospitals

Member of building consultant team for three new Kaiser hospitals in California (San Leandro, Anaheim, and Fontana). Goal of team was to ensure consistent, high-quality building envelope details for all three hospitals. This task made challenging by the need to coordinate with different architects on each of the three projects. Special attention given to developing cement plaster details capable of performing in a large seismic event.

Envelope Consulting for Office Complex

Building envelope consultant for new office complex in Los Angeles. Scope included detailing of below-grade waterproofing, wall and podium deck membranes, and roofing. Wall cladding consisted of perforated metal panels, which required UV-resistant membrane. Detailed roof membrane for use on walls to provide required UV resistance, and oversaw multiple mock-ups to ensure that details could be implemented in field.
