Thornton Tomasetti provided investigation, engineering design for repairs, litigation support and Construction Information Modeling (CIM) services for a 520,000-square-foot luxury senior living community consisting of two 23-story apartment towers, a two-story amenity building and a healthcare center, connected to the towers by a bridge. The complex is situated on a raised plaza deck with porte-cochere above an open parking structure.
The original stucco cladding experienced extensive cracking and separation from the underlying concrete and masonry substrate. Thornton Tomasetti designed the repair, over-cladding the stucco facades with an exterior insulation and finish system (EIFS). The new system was laboratory and field tested to confirm that it would withstand the wind loads required for the high velocity hurricane zone of Miami-Dade County. The original cast-stone decorative elements, stucco colors and textures were duplicated by the EIFS in order to retain the original appearance of the complex.
The original structural deck waterproofing system for the 60,000-square-foot plaza had also undergone significant deterioration. We designed a new waterproofing and drainage system that was placed on the concrete topping slab above the original system. Installation involved removal and replacement of all original walkway tile, roadway pavers, and planters.
The complex remained fully operational during construction, which was phased to minimize disruption to the residents. Thornton Tomasetti used CIM to track the progress of construction, entering progress data into our building model. We provided the contractor with a daily punch-list for the units reviewed, summarizing units for which work was completed and denoting all items requiring additional work.
