Structural efficiency and sustainable design define a new office building with lab and tech spaces.
Overview
A seven-story life sciences development spanning over 200,000 square feet houses laboratories, offices and retail spaces and includes an outdoor plaza. The project, which achieved LEED Gold certification, aims to operate entirely on electricity, reduce greenhouse gas emissions and ultimately achieve a net-zero carbon footprint.
We worked with Iwamotoscott Architecture to assess various structural systems for efficiency and alignment with design goals. We also provided design assistance energy performance modeling in early design stages.
Highlights
- Due to laboratory use, the floors will be designed to meet stringent vibration criteria.
- The building structure consists of concrete slab on metal deck, with steel framing and a combined buckling restrained braced frame plus moment frame lateral system.
- Due to poor soil conditions in the Mission Bay Area, the scope required soil improvement and a deep foundation system.
- The distinctive façade and massing resulted in unique plates at all floors as well as significant cantilevers.
