Located at 3039 Olive Street in the Victory Park neighborhood of Dallas, The Victor offers 362 luxury units for rent. The podium and ground level of the tower feature pedestrian-friendly landscaping, retail and dining with elevated outdoor patios, and the building lobby looks out onto a public pocket park.
The units within the 39-story tower, totaling 875,000 square feet, feature 10-foot ceilings, private balconies and floor-to-ceiling windows, many of which frame views of downtown. Units begin at 743 square feet, and 18 penthouse residences on levels 37 through 39 range from 1,800 to 3,000 square feet.
We provided structural design services to Munoz + Albin for this project, which also includes onsite parking, a gym, multiple social lounges, Dallas’s highest amenity deck on floor 36 and a tempered-edge resort-style pool on the ninth floor.
- The architectural intent included an exposed concrete wall on the north and south sides of the tower. We utilized this wall, as well as interior core walls around the elevators and stairs, as the shear wall to resist lateral loads—making it serve both aesthetic and structural purposes.
- The floors are two-way flat plate post-tension concrete slabs held to 8 inches thick in order to reduce the floor-to-floor height.
- Due to poor site soil conditions, the first floor was structured. The building’s location adjacent to the Trinity River required very deep piers—nearly 80 feet—to reach the shale bearing strata.
