Merging two historic buildings into a shared office space necessitated a comprehensive seismic retrofit to achieve the owner’s goals of increasing tenant space while reducing potential damage.

Located in San Francisco’s South Financial District one block south of Market Street, 657 and 667 Mission were built in 1907 and 1916, respectively. We provided structural design, building envelope, roofing and underground waterproofing consulting services to developers Vanke and Align Real Estate, alongside Gensler and PAE Engineers, to merge the two adjacent historic buildings into a single-parcel, single-tenant office building.
The project included a total seismic retrofit of both structures and repair of distressed structural components. Additional services included consultation for roofing exterior deck and related exterior envelope elements.

- Commencing with the pre-acquisition project phase, our team evaluated the challenging below-grade waterproofing conditions beneath sidewalks and at foundation walls and assessed the condition of roofing and existing roof structures.
- We prepared multiple options for the owner and the design architect to evaluate based upon life-cycle cost analysis and the emergence of a sole tenant for the completed project.
- The completed design includes waterproofing for new rooftop amenity spaces and waterproofing upgrades performed in conjunction with structural strengthening work.
