Engineering a Controlled Waterfront Demolition

How do you safely demolish a 23-story hotel in the middle of a dense waterfront neighborhood, in just seconds? By pairing explosive precision with months of planning, analysis, and coordination. 

When the owner of the Mandarin Oriental Miami hotel on Brickell Key decided to redevelop the site and replace the hotel with two new high-rise towers, implosion was selected as the fastest solution. Conventional demolition would have taken nearly a year; the implosion itself would last only seconds. But speed came with constraints: the site is surrounded by residential towers, infrastructure, the bay, and a seawall, demanding strict control over collapse behavior, vibration, dust, and debris.

Independent Review for a High-Consequence Demolition

To manage these risks, the owner assembled a coordinated team, pairing an experienced implosion contractor with independent reviewers. Thornton Tomasetti provided deconstruction peer review services, working closely with the client and broader project team. 

The demolition contractor developed an implosion plan, including structural weakening, charge layout, and detonation sequencing. Our role was to independently evaluate the plan, test its assumptions, and suggest refinements where needed. We applied our field expertise, along with documentation, investigation, and finite element analysis, to reduce uncertainty and improve predictability.

Verifying the Temporarily Weakened Structure; Predicting the Collapse Footprint

We began by performing a detailed review of as-built drawings and the proposed weakening plan. We then developed a 3D finite element model in ETABS to analyze the structure in its temporarily weakened state, confirming that the building could safely resist gravity and lateral loads, including wind, during preparation. Wind demands were adjusted to reflect conditions in Miami at the time of implosion, and the performance of primary lateral systems and columns was evaluated accordingly. We proposed targeted refinements, where needed, to maintain adequate capacity. 

The updated model was then imported into our proprietary FLEX platform, along with the contractor’s charge locations and sequencing. This allowed us to simulate the detonation and perform a progressive collapse analysis to accurately predict how the structure would fail and where it would settle. The objective was simple: ensure that the building would collapse within its footprint and away from the water and adjacent properties.

Field Verification and Adjacent-Property Protection

Our team verified the accuracy of our model by performing in-person observations in the field, conducting periodic site visits to confirm that weakening measures were implemented according to plan. 

Using drone imagery and on-site inspections, our Florida-based forensics group documented the conditions of surrounding buildings and infrastructure prior to the implosion and assessed its impact afterward. We also guided our client and its attorneys in drafting the necessary license agreements for adjacent properties, streamlining coordination with neighboring owners.

Managing Risk in a Dense Waterfront Setting

Safety guided every decision. In an urban implosion, the primary risk isn’t to the building itself, but to other buildings and infrastructure in its vicinity. Even small deviations in collapse behavior can have outsized consequences in such a dense setting. 

By combining contractor experience with independent analysis, the team reduced uncertainty and gave regulators and stakeholders confidence that the plan would perform as intended.

A Controlled Outcome on Brickell Key

On Sunday, April 12, 2026, at approximately 8:30 a.m., the Mandarin Oriental Miami hotel was demolished in a safe, controlled implosion. The structure collapsed within its footprint, with no significant off-site debris. Side-by-side comparisons of modeled and actual footage showed strong agreement, reinforcing confidence in the analytical approach and execution plan.

Safety, Teamwork & Precision 

Although the implosion lasted only 12 seconds, it was the product of months of coordination, analysis, and collaboration among the owner, contractor, and engineering team. A need for speed may have helped identify the method, but precision, teamwork, and a safety-first approach determined the outcome.
